The leaves are falling and the temperatures are dropping, which means it’s time to take care of those fall home maintenance tasks before you settle in for your annual hibernation, or retreat down south for the winter! Even new homes need some seasonal TLC to protect your investment and prevent problems. Establishing and following a maintenance schedule is a great way to stay on top of everything- here’s the checklist we recommend following:
❏ Call professionals now and have your humidifier, furnace and HRV serviced to avoid the long wait during the busy season.
❏ Change Furnace Air Filter.
❏ Check exterior windows and doors for possible air or water leaks‐ make sure the weep holes are clear at the bottom on the outside.
❏ Inspect caulking around windows for cracks or separation from the window or building.
❏ Check the roof for loose shingles, tiles or shakes.
❏ Check all the vents outside your home; the combustion vent intake, the dryer vent and the range hood vent. Make sure they are all clear, functional and the screens are clean.
❏ Trim trees- October is the month for this as the leaves are falling and the tree architecture is visible. Make sure large trees or shrubs close to the house are trimmed back to avoid branches from damaging the home exterior or interfering with vents.
❏ Clean gutters and downspouts‐ check for blockages at the down‐pipe connections. Clogged gutters during rain storms can cause water to pool and damage your roof or siding.
❏ Vacuum and clean out forced air registers (vents) and ductwork in your home.
❏ Remove the hoses and any diverter manifolds or other attachments from the hose bib itself.
❏ Turn off the water, drain exterior faucets and store hoses indoors for the year. This will protect your pipes from freezing when the weather dips below zero.
❏ Aerate, fertilize and reseed your lawn.
❏ Check Carbon Monoxide detectors if installed.
❏ Check Smoke Detectors– press and hold the test button to ensure the alarm sounds. If not, check the circuit breaker or check to see if the battery needs replacing.
