What are the condo fees and what do they include?
Condo fees for residents are $213.68/month* and they include property management, water/sewer/garbage, common area insurance, reserve fund contribution, and use and maintenance of all the one-of-a-kind common area amenities such as the pool, fitness centre, clubhouse and much more!
The Condo Corporation operates the water treatment plant, pool, clubhouse and common areas. The Developer operates the piers and storage yard.
Are there any age restrictions for living at Waters Edge? What is the average age of residents?
There are no age restrictions for purchasing at Waters Edge. We have a wide range of residents that call our community home- from young families to snowbirds and everything in between! Our amenities reflect the interests of residents of all ages- playground, pool, fitness centre, fire pit, walking trails, clubhouse, etc.
Where is the closest school, shopping, hospital, etc?
Our community is walking distance to a service station, grocery store, liquor store and dining establishments. A 5 to 10 minute drive will provide access to even more options at Alberta Beach or Onoway.
The closest schools can be found in Alberta Beach, Rich Valley (K to 7) and Onoway (8-12). Just 25 minutes from Waters Edge is Stony Plain where there are full services available, including a hospital.
I have dogs- are fences allowed in yards?
Fences are allowed in the back row of the community (the 600-lots). These lots back onto mature, treed landscaping and offer owners more privacy and security for pets! Pet owners are not restricted to these lots however- dogs are allowed on all lots (maximum of 2 dogs/property), as long as they are leashed in common areas.
What are the building options?
We have several building options to meet your personal taste and timing needs.
Planning for the future? You can buy a lot and build later. In a hurry? Select a quick possession home that is move-in ready! Looking to customize? Work with our award winning in-house registered architect and our interior designer to create the custom home of your dreams. Want to simplify? Choose from one of our floorplans and select from our interior finish schemes.
What is the timeframe to build with the Waters Edge builder?
From conception to completion we estimate that a new build will be 8-12 months.
Can I bring in my own builder?
Yes, you can bring your own builder to develop your lot! Condo-style controls protect and maintain the common areas of the property and architectural controls help protect and maintain your investment.
If I purchase a lot now, how long do I have to build?
There is no time limit to build once you have secured your lot! Condo fees are paid upon purchasing a property, which provides access to the community and amenities.
What is the cost of a boat slip?
A large slip for a boat is $661.50/year*. A small slip for a Seadoo is $451.25/year*.
Is RV storage available and what are the costs?
RV storage is available. A 32 foot long stall can be rented for $35.00/month*, or if you’re interested in purchasing a stall the cost would be $15,000.00 plus gst*.
How much are the property taxes?
Property taxes vary depending on the home/lot value. As an example, a $550,000 home will have property taxes of approximately $3,800/year*.
Once I own a property, can I rent it out as a vacation rental?
No, at this time we do not allow vacation rentals as by-laws state no short term rentals.
How is the crime?
Waters Edge is a secure and gated community, with 24 hour on-site property management to give you the ultimate peace of mind! We work with Ion Smart Security to offer smart technology security systems for our homes to stay connected and check in on your home, even if you’re not there.
How many residents live there full-time as opposed to vacation homes?
Approximately 70% of Waters Edge residents live here full-time!
